Energy Performance Certificates (EPC)

  • You must order an EPC for potential buyers and tenants before you market your property to sell or rent.

What is an EPC?

An Energy Performance Certificate is a document which gives your property a rank in terms of energy efficiency, and is something which sellers have to give to purchasers. It’s a good idea to apply for your Certificate prior to putting your home on the market. The Energy Performance Certificate has lots of information regarding the energy use of the property as well as costs and information to help make the property even more efficient. The certificate shows rankings from A to G, with A being the most efficient rating. 

Where do I get one and how much will it cost?

• In England and Wales, the price of an EPC can be as low as £24 for a studio in a city centre, stretching to around £120 for a larger property in a remote area. Click here for a list of accredited energy assessors in your area and shop around for the cheapest

• In Scotland, the cost of a home report starts at around £600. Your estate agent will be able to give you a quote for a survey and energy report, as will the Royal Institution of Chartered Surveyors (RICS)

• If you leave it to your estate agent to arrange an EPC, keep in mind that they will probably charge commission. But prices may be negotiable so don’t be afraid to haggle

I was given an EPC when I bought the property – is it still valid?

• Yes, an EPC is valid for 10 years from certification. If the the certificate exceeds 10 years then a new EPC will be required to sell or let a property.
